What makes a rental unit “uninhabitable” under California law?

A unit is uninhabitable if it lacks basic health and safety features required by law, such as heat, hot water, working plumbing, weatherproofing, or is affected by issues like mold, pest infestations, or structural hazards.

Can my landlord evict me for complaining about unsafe conditions?

No. California law protects tenants from retaliation. Your landlord cannot legally evict or harass you for reporting unsafe or unsanitary living conditions.

What should landlords do to protect themselves from habitability claims?

Landlords should respond quickly to repair requests, document all communications, and keep detailed records of inspections and maintenance. Proactive property upkeep is the best defense against costly tenant lawsuits.

Can habitability issues affect an eviction case?

Yes. If a landlord files for eviction due to nonpayment of rent, a tenant can raise habitability violations as a legal defense. For example, if essential repairs weren’t made, the tenant may argue that the unit was unlivable and rent was not legally owed. Landlords must ensure compliance with habitability standards before pursuing eviction.

I am gladly giving SNS Law Firm a 5-star review for their outstanding work on my case. Khusboo, Edrin, and Bijan went above and beyond from start to finish. They were patient, understanding, and extremely knowledgeable about the laws related to my case, taking the time to explain every step of the process clearly and thoughtfully. They truly understood my needs and my situation, and they fought tirelessly on my behalf to secure the highest possible settlement — and did it in the shortest amount of time. What impressed me even more is that my case was very similar to my neighbors’, who are still fighting in court with another firm, while SNS Law Firm got my settlement months ago. Their professionalism, communication, and dedication made all the difference. They genuinely care about their clients and it shows in how hard they work. I highly recommend SNS Law Firm to anyone who wants a legal team that fights for you and delivers real results.

I can't thank SNS Law Group enough for the outstanding representation I received. From start to finish, Khushboo Vasandani went above and beyond to fight for the best possible outcome in my case. They were professional, responsive, and genuinely cared about my situation. Khushboo and the entire team made a stressful process feel manageable and kept me informed every step of the way. If you're looking for a law firm that truly puts clients first, look no further than SNS Law Group. Five stars—highly recommend!

These guys were great. I was fortunate enough to get a one on on with both partners when discussing my case (that definitely did not happen anywhere else for me), and the team anytime I had questions was there for me in regards to getting an answer back to me in a fast enough manner. I dont want to go into too much detail about my case, but I will say whatever they charged me paid itself back and then some, not to mention the headache they saved me. Thank you SNS and Team

David Tiarraz

I had an excellent experience working with Bijan at SNS Law Group. From our very first consultation, Bijan demonstrated professionalism, deep legal knowledge, and genuine care for my situation. He took the time to explain every step of the process clearly, answered all my questions with patience, and made sure I felt confident and informed throughout. What stood out most was Bijan’s responsiveness and dedication — he was always available when I needed guidance and went above and beyond to achieve the best possible outcome for my case. It’s rare to find an attorney who combines such sharp expertise with sincere compassion, but Bijan truly does. I highly recommend Bijan and the entire SNS Law Group team to anyone seeking reliable, results-driven, and client-focused legal representation.

⭐️⭐️⭐️⭐️⭐️ Highly Recommend Edrin! Edrin helped me after my car accident, and I couldn’t have asked for a better lawyer. He was professional, honest, and always quick to answer my questions. He handled everything with the insurance company so I didn’t have to stress, and he made sure I got a great result. What I liked most is that he really cared about what I was going through and took the time to explain every step. If you ever need a lawyer for an accident or real estate matter, I definitely recommend Edrin. He’s amazing at what he does!

Mariya Mazarati

I can't say enough good things about SNS Law Group. After being involved in a car accident, I was overwhelmed—not just by the physical recovery, but by the thought of dealing with insurance, bills, and the legal process. Edrin, Bijan and Khushboo made navigating my personal injury claim incredibly easy from start to finish. I had a lot of doctor’s appointments, tests, and follow-ups, and this team went above and beyond to work directly with my healthcare providers. They took care of the billing coordination so I didn’t have to stress about paperwork or collections while I was trying to heal. They kept me informed, answered all my questions, and truly made me feel like a priority. Most importantly, I’m extremely pleased with the outcome of my case—the settlement exceeded my expectations. Thanks to the team for being so professional, compassionate, and incredibly effective.
