Residential landlords and property managers, now is the time to collect on all of that unpaid COVID rent money.
Hi, my name is Eva Kobi and I’m Of Counsel here at SNS Law Group. I have been involved in real estate for over a decade and have litigated unlawful detainer eviction trials for years now.
Now, under the city of Los Angeles, all that unpaid rent money during the period of October 1st, 2021 through January 31st, 2023 is now due. That rental period has become due as of February 1st, 2024.
Now, landlords can evict if that back rent has not been paid, unless it’s precluded or prohibited with another relevant rule.
Now, how can landlords collect on this period? An easy, proper three-day notice to pay or quit.
Now, the Los Angeles County has their own tenant protection resolution. So if your property is within the Los Angeles County line, all of the unpaid rent monies during the period of July 1st, 2022 through March 31st, 2023, is now due. That rental period became due as of March 31st, 2024.
Now, how can landlords collect for this period? A simple 30-day notice to pay or quit.
