Are you looking to sign up a new tenant? Here are five recommendations I make to my clients whenever they’re screening a potential, prospective tenant.

Rental Application

First, you have to make sure that your tenant fills out a rental application. The rental application will give you critical information on your tenant’s profile. This includes your tenant’s name, their social security number, income information, employment history, and previous addresses.

Criminal Background Check

Second, you want to make sure to conduct a criminal background check. This is vitally important so you can weed out those tenants who have violent or criminal histories.

Previous Address Report

Third, you want to obtain a previous address report. This will help you verify the information provided by your tenant in a rental application and it’ll also help you contact your tenant’s previous landlords.

Credit Report

Fourth, you want to obtain a credit report. Conducting a credit check on your tenant will give you a credit score and it will also give you an indication of their ability to make rent payments down the line.

Eviction History Check

Lastly, you want to conduct an eviction history check. The eviction history check will allow you to weed out those tenants with previous evictions on their records.
