The recent Los Angeles fires are making landlords wonder whether they may soon face a rent and eviction moratorium, similar to the COVID 19 pandemic laws.
Hi, my name is Edrin Shamtob. I’m a licensed California attorney with more than a decade of experience in a real estate law field. During my career, I have counseled tens of thousands of property owners to prepare for new housing laws on the horizon.
One new law that may soon be enacted by the state of California is Assembly Bill 246.
AB 246 would function to impose a strict 12 month moratorium on rent increases for all properties located in the county of Los Angeles. The bill would freeze rental rates at a level they were on January 7th, 2025, directly before the onset of the recent fires.
The bill may also go as far as prohibiting a variety of different types of evictions, similar to the moratoriums landlords faced during the COVID 19 pandemic.
AB 246 has not yet been enacted and is scheduled for a vote in February 2025.
