Below, SNS Law Group presents an intro to the 5 main things in effect March 14th, 2024 under the new Santa Monica Ordinance 2776. In this video, Bijan Shakibkoo, co-founder and managing partner of SNS Law Group, discusses the five main tenant protections of this new ordinance that the city of Santa Monica has implemented.

The first topic is adding housing status as a protected class. This is a significant change that landlords need to be aware of when dealing with tenants and potential tenants.

The second topic is excessive rental increases. This part of the ordinance aims to protect tenants from sudden and unaffordable increases in rent.

The third topic is the strengthening of the existing just cause ordinance. This means that landlords will need to have a valid reason for evicting a tenant.

The fourth topic is relocation assistance. This is a provision that requires landlords to provide relocation assistance to tenants who are forced to move due to no fault of their own.

The fifth and final topic is the amending of the existing anti-discrimination housing codes. This amendment aims to provide further protection to tenants from discriminatory practices.
