The ordinance has strengthened the current just cause eviction protections. This means landlords are now required to have a verifiable intent for evicting a tenant. The just cause eviction laws limit the reasons for which a landlord can evict a tenant. This includes nonpayment of rent, criminal activity, or a clear violation of the lease agreement.

By prohibiting a no cause eviction, or evictions that occur without a reason, a landlord or property owner can instead only evict a tenant with a verifiable intent. These changes are important for landlords to understand before renting out their property.

The City of Santa Monica has strengthened their current just cause eviction protections. Just cause or for cause eviction laws limit the reasons for which a landlord can evict a tenant. By prohibiting a no cause eviction or evictions that occur without a reason, a landlord or property owner can only evict a tenant with a verifiable intent, such as nonpayment of rent, criminal activity, or a clear violation of the lease agreement.
