Thursday, May 30, 2024

Welcome to SNS Law Group’s video on Santa Monica Ordinance 2776: Amending of the Existing Tenant Harassment Codes. In this video, Bijan Shakibkoo, co-founder and managing partner of SNS Law Group, discusses the implications of the Santa Monica ordinance for landlords who own rental property in the city.

The ordinance has amended the existing Tenant Harassment code. This amendment is specifically pertaining to landlord harassment. The law is now clarifying what types of actions constitute landlord harassment. These actions include changing the locks to evict the tenant, refusing to accept tenants rent, retaliating against the tenant for reporting a housing code violation, or imposing an excessive rental increase.

These changes are important for landlords to understand before renting out their property. These actions can lead up to fines north of $10,000. If you’re a landlord in Santa Monica, these changes could significantly affect how you manage your property.

The city of Santa Monica has amended the existing Tenant Harassment Ordinance. What that means is that the law is clarifying what types of actions constitute landlord harassment. Couple of issues are: Landlord changing the locks to evict the tenant, refusing to accept tenant’s rent, retaliating against the tenant for reporting a housing code violation, or imposing an excessive rental increase.
